In short

Boravio is an early-stage software project that provides a web-based guest request and reception management application for accommodation providers.
By accessing or using Boravio, you agree to these Terms of Use. If you do not agree, do not use Boravio. If you use Boravio on behalf of an accommodation provider, you confirm that you are allowed to do so for that property.

These Terms may be updated as Boravio develops, especially if the project becomes a registered business, adds donation tooling, payment integrations, subscriptions or additional service providers.
2. What Boravio is
Boravio is a technical and operational tool that helps accommodation providers receive, organize and respond to guest requests. It may include guest PIN access, service/order/contact request forms, request status, conversation history, operational payment labels, backup features and reception-device authorization.
Boravio does not provide accommodation services directly. It does not make bookings, manage reservations as a booking agent, decide prices, provide hotel services, collect tourist tax or represent the accommodation provider.
3. Payments and transactions
Boravio does not process card payments, store payment methods, issue invoices, handle refunds, collect deposits, charge guests or complete transactions.
Any payment, invoice, refund, deposit, tourist tax, service charge or other financial arrangement is handled directly by the accommodation provider or by a payment provider chosen by the accommodation provider outside Boravio.
If Boravio displays prices, quotes, order values, paid/unpaid labels or payment-related statuses, this information is used only to help the accommodation provider manage guest requests. It does not mean that Boravio processes or completes a payment.
4. Accommodation provider responsibilities
Accommodation providers using Boravio are responsible for:
- the guest relationship and all services offered to guests;
- accuracy of property information, portal items, prices, descriptions and availability;
- handling payments, refunds, invoices, deposits, taxes and external arrangements;
- responding to guest requests in an appropriate and lawful manner;
- deciding who is authorized to use the reception application;
- protecting access keys, guest PINs and authorized devices;
- using Boravio in line with applicable laws, including privacy and consumer protection rules.
5. Guest use
Guests may use a property-specific Boravio guest portal to send requests, orders or messages to the accommodation staff during their stay or authorized access period.
Guests should use the portal only for legitimate stay-related requests. Boravio is not intended for emergencies. In an emergency or urgent safety situation, guests should contact the accommodation provider directly or use the appropriate emergency channel.
Guests should not include sensitive personal data unless it is necessary for the accommodation provider to handle a specific request.
6. Acceptable use
You must not misuse Boravio. This includes:
- attempting to access another property, account, device, guest portal or backend system without authorization;
- sharing access keys, PINs or device access with unauthorized people;
- sending unlawful, abusive, misleading, harmful, spam or malicious content;
- interfering with the security, availability or integrity of the service;
- copying, scraping, reverse engineering or exploiting Boravio beyond normal use, unless allowed by law.
7. Access keys, PINs and devices
Reception access keys, guest PINs and authorized devices are security-sensitive. Accommodation providers and reception users are responsible for keeping them protected and revoking or replacing them if they may have been exposed.
Boravio may limit, revoke or reject access where needed to protect the service, prevent misuse or maintain security.
8. Privacy and data deletion
Personal data handling is described in the Boravio Privacy Policy. By using Boravio, you acknowledge that you have read the Privacy Policy.
Accommodation providers may request deletion of their property data, configuration, access records, guest request history and related messages, unless retention is required for security, legal compliance, backup integrity or dispute handling.
Because Boravio does not require named guest profiles for the guest request workflow, guest-related deletion requests may need to be identified by the accommodation provider, room/apartment identifier, stay period and request details.
9. Beta status and availability
Boravio is currently in beta. This means features, workflows, hosting setup, retention settings, limits and user interface details may change as the project is improved.
Boravio is provided without a formal service-level agreement during the beta stage. The service may be interrupted, changed, limited or discontinued where necessary for maintenance, security, testing or project development.
10. Backups and data loss
Boravio may include backup and restore features intended to improve reliability. Backups are not a substitute for the accommodation provider’s own operational records, accounting records, invoices, guest records or legally required documentation.
Accommodation providers should keep their own records where required for legal, tax, accounting or operational purposes.
11. Intellectual property
Boravio, including its design, code, interface, name, branding and documentation, belongs to the Boravio project operator unless otherwise stated. You may use Boravio only as provided through the service and only for its intended operational purpose.
12. No warranties
Boravio is provided on an early-stage beta basis. To the maximum extent permitted by law, Boravio is provided without warranties of uninterrupted availability, error-free operation, fitness for a particular purpose or suitability for a specific property workflow.
Nothing in these Terms limits rights that cannot be excluded under mandatory applicable law.
13. Limitation of liability
To the maximum extent permitted by law, Boravio is not responsible for accommodation services, guest disputes, payment disputes, refunds, invoices, taxes, offline arrangements, incorrect property information, unauthorized sharing of access keys or PINs, or misuse of the service by users.
Boravio does not exclude or limit liability where such exclusion or limitation is not allowed by applicable law.
14. Suspension or termination
Boravio may suspend, limit or terminate access if the service is misused, security is at risk, access appears unauthorized, or continued use may harm the project, users, accommodation providers or guests.
15. Changes to these Terms
These Terms may be updated as Boravio develops. When material changes are made, the “Last updated” date will be changed. Continued use of Boravio after updated Terms are published means you accept the updated Terms.
16. Governing law
Where applicable, these Terms are interpreted under the laws of Croatia, unless mandatory consumer protection or other mandatory laws require otherwise.
